The Mark at DeSoto is a 194-unit, Class A, garden-style development located in DeSoto, Texas, 11 miles south of Dallas. Consisting of 7 three-story residential buildings, a spacious clubhouse with gym and business center, a resort-style infinity pool overlooking a 3/4 acre wet pond with 2 fountains, tuck under garages, private yards, a large dog park, and a central walking trail, The Mark at DeSoto was designed to be the market leader in the DeSoto community.
CPG Development selected the site and successfully negotiated the purchase contract for The Mark at DeSoto, fully designed and engineered all construction plans, and sought and obtained all zoning entitlements through the Planned Development Process before selling the project to a multi-national debt fund as part of a tri-party agreement between the debt fund, its fee developer, and CPG Development.
Unique Project Actions
CPG successfully represented itself through the Planned Development process with The City of DeSoto, which included winning 5-3 in its City Council hearing after a 0-8 vote in the pre-hearing conference.
CPG worked closely with the State Historic Preservation Office (SHPO) to eliminate a potentially significant time delay after receiving notice from SHPO of the need to perform comprehensive tests to determine the existence and location of historic structures on site.
CPG principals drafted and successfully negotiated all legal documents needed to consummate the sale of The Mark at DeSoto. CPG also took a proactive role in facilitating meetings with the CPG design team, City of DeSoto, and other key individuals and groups to effectuate a clean transfer of the project from CPG to the new owner’s fee development group.
